We offer a full-range of construction coordination services from ground-up development to tenant fit out. Our team is comprised of professionals with more than three decades of collective experience in planning, development, design, and construction operations. We will be there from project inception, through approvals, to grand opening and including the multitude of steps in-between. We work in conjunction with ownership to ensure the project's successful completion.

  • 800,000 sq ft mall development of the former Lycoming Mall underway (The District @ Lycoming Valley).

Revitalization/Expansions

Walmart Superstore Expansions


Effectively spearheaded the transformation of five established Walmart sites into Supercenters. Responsibilities involved:

  • Orchestrating the relocation and retention of a varied mix of national, regional, and local small shop tenants.
  • Negotiating agreements with Walmart and all essential tenants to facilitate the expansion of Walmart’s footprint.
  • Obtaining crucial variances to support expansion.
  • Overseeing negotiations for construction contracts, and attentive oversite of the construction process.

Breckenridge Shopping Center; Chester, VA


GFD created and executed the strategic revitalization of a former Kmart-anchored center. Originally plagued by over 50% vacancy across its 274,000 square feet, the center underwent a transformative redevelopment, emerging as a dynamic 320,000 square feet shopping destination. This successful endeavor resulted in a remarkable 99% occupancy rate and a doubling of the center's value. GFD's approach involved attracting leading tenants such as Kroger, Kohl's, TJ Maxx, HomeGoods, Ross Dress for Less, and Ulta. Our team managed every aspect of the project, from assembling a skilled team of architects, engineers, and contractors to securing both construction and permanent financing, obtaining necessary government approvals, and negotiating anchor leases.

Through swift negotiation and adept guidance through the permitting process, GFD ensured the seamless establishment of a premier store, enhancing the market with its unique offerings and attracting visitors from afar.
